How much does an inspection cost?

Thousands. Maybe tens of thousands if you hire the wrong inspector or the problems in the home aren’t reported clearly so you can understand them. 

How long does a home inspection take?

An average size home (1500-2500 square feet) will take about 2 ½ - 3 ½ hours. A larger home will take longer. 
Homes 4000 square feet and larger can take 4 or 5 or 6 hours or more.
A townhouse or condo inspection averages about 1 ½ - 2 ½ hours. 

How can we pay?

Cash or check is the only accepted method of payment and the fee is due when the inspection is completed. The home inspection fee can NOT be billed to escrow. 

How soon will I receive the report?

The report will be issued within 24 hours of the inspection—sometimes sooner. In a rare case and depending on work load, the report may take up to 48 hours, but this is rare. 

Do you offer a warranty or guarantee with the home inspection?

Randy guarantees you will receive one of the finest inspection services in the Puget Sound. He guarantees he will be thorough, accurate, and comprehensive. Moreover, he guarantees he will employ 12 years of full time inspection experience and continuing education in building science and construction methods to help you make a wise decision.

There are no written warranties available. 

Are there discounts or coupons available?

If you are actively serving in any branch of our armed forces, Randy would be pleased to provide the inspection at a reduced price. Randy and his family are extremely grateful and appreciative of the commitment and service you have shown to his family and our country. 

It’s a brand new home built by ..................... (fill in “reputable” builder’s name.) Do I still need the home inspected?

Here are a few items Randy frequently finds on new home inspections:

• Improperly nailed and sealed roof shingles
• Inadequate flashing around the exterior wall penetrations
• Fiber cement siding not installed per the manufacturer’s specifications
• Poor grading which may cause water intrusion
• Disconnected heat duct(s) in the crawl space
• Trampled and displaced insulation in the attic
• No insulation in the attic!
• Poorly installed insulation in the crawl space
• Mis-matched carpet seams
• Filthy furnace from construction debris which may shorten the life of the furnace
• Clogged or restricted plumbing fixtures.
• Water intrusion in the crawl space.
• Un-connected exhaust fans in the attic.
• Binding and incorrectly installed windows.
• Inadequate water flow in the bathroom fixtures. 
• Rats in the crawl space!
